A Bismarck company that specializes in closing on properties is getting settled in a new office of its own. The high demand for housing is making for plenty of work at Bismarck Title Company.

Closing on a house sale doesn`t happen overnight. The closing process involves a lot of details and different parties, including buyers, sellers, lenders, appraisers, home inspectors, realtors and in the case of new construction, contractors and sub-contractors. Even an experienced home buyer will likely need help from an attorney or a real estate agent. Title companies, such as Bismarck Title, offer an increasingly important service to buyers and sellers.

"There`s a lot of variables. Often times, they`re moving, and our job is to try to tie them all down and make sure that the transactions are secure," said President Howard Malloy.

For nearly 25 years, the company has been helping to iron out property deals on both sides of the river, making sure that the closing process happens in the right order and on time. However, in the midst of high demand and with as few as 43 homes currently listed for sale in the City of Bismarck, Malloy admits, there`s only so much room for growth.

"And I`ve been hearing this for weeks or months that there`s just no place to buy a property," he said.

When the former Blockbuster Video location on South Washington became available, Malloy took advantage of the opportunity to combine his Bismarck and Mandan operations in one location.

"It just seemed to be easier for us to provide the kind of product and service that we want to provide if we were all under one roof."

Malloy says the company is now ideally positioned to continue business in both Bismarck and Mandan as the communities continue to grow.
