In this real estate market, home sellers are trying everything they can to save some money while listing their house, and that includes forgoing a real estate agent.
If you`re willing to spend the time it takes to list a property yourself, you can save thousands of dollars on closing costs.
Heidi Schumacher has some experience in real estate. When she and her husband Andy moved to Bismarck three years ago, they sold their previous home themselves.
"We felt we saved a lot of money being able to do it ourselves," says Heidi. "We were proactive and we were willing to use the Internet and we were willing to do open houses and do some of those things on our own time just for the benefit of saving that money."
That experience led the Schumachers to start their own listing website, www.bismarckmandanbyowner.com. The site allows home owners to list their properties for a fraction of the cost of using a real estate agent.
And that savings can add up.
"You know, three to six percent is what`s charged by most real estate agents, and so they can typically look to save three to six percent off the price of their house," says Heidi.
To use the site, home owners just have to provide some basic information about their property.
"They basically just have to go through a form, and then they fill out information about their house, and they can also upload pictures," Heidi says. "Then they do a payment through paypal, and then the site automatically loads their information up and it`s listed immediately."
The sellers are also provided with signs that indicate their home is for sale with a personalized web ID number so buyers can find their listing easily.
While the site is new, it`s already been successful. Since its launch in August, three sales have been made.
For now, Bismarck Mandan by Owner is offering free listings, but the site will start charging $99 per listing shortly.
